We look forward to having you as a guest. Please read our rental policy carefully and let us know if you have any questions.
Reservation:
Reservations may be made one year in advance. You must be 21 years or older to book. At time of reservation, we require one half of the total booking cost as a deposit with the remaining half due 30 days prior to check in. Acceptable payment methods include check or money order. We do not accept checks under 10 days of arrival. Once we receive your deposit, a confirmation letter will be sent to the email address given at time of reservation. There will be a 12.75% tax rate added to your total booking cost.
Check In & Check Out:
Check in times are at 3:00 PM: You may be able to check in earlier if the Chalet is ready to occupy. Please call us at 865-947-1447 for information about a possible early check in. All check out times will be at 10:00 AM. If you prolong your stay past that time you will be charged and additional half day rental charge for non-compliance. You will be given a code to open the combination lock before you arrive in Gatlinburg, you will not have to come by any office.
Check-Out time is 10:00 AM: When you are ready to leave please put all linens in the bath tub, make sure the garbage is put in the outside containers so the bears want be tempted. Please ensure that you have checked the chalet thoroughly before departing to ensure no items are left behind. If you moved any furniture, then you must move it back where it was . If you removed TV cables to play games, they must be put back . If you do not, a TV repairman will have to be called and you will be charged for a service call. We are sorry you have to leave, but please have a safe trip back home and we hope you will come back.
Electronic Keypad: We will give you a number for the keypad to unlock the front door 7 days before you start your stay, we prefer to email you the number but we will be glad to send it by snail mail.
Please do not allow outside container to overflow due to bear & animal problems. Daily trash removal is not provided. Trash removal will be completed at the end of your reservation. We furnish 4 trash cans in a bear proof container. If you have more than that, there will be a charge for coming to the Chalet and picking up surplus trash.

Housekeeping:
The Chalet will be cleaned by the owner. If you have a housekeeping issue, please call the owner and we will endeavor to fix the problem. We charge $125.00 for house cleaning fees .
Linens:
We provide all linens except the linens for the pull out couches, you will have to bring the pillows and sheets and blankets for these beds. If you need more clean towels and wash cloths, we provide a washer and dryer. It is not necessary to wash towels or bed linen prior to departure. It is a good idea to bring a beach towel for the hot tub & swimming use and possibly additional blankets in the fall and winter months.
When using the hot tub, please remember the risk that is associated with it. It is our responsibility to inform the registered guest of the potential hazards with the use of a hot tub. If you are not sure about your possible reaction in a hot tub, please consult your physician or health care professional and consult with them about hot tub usage. Our housekeepers drain, sanitize, refill and replenish chemicals in the tub before your arrival. The hot tub cover is for insulation purposes and are not designed to support a person or persons, they will break and you may be charged a replacement cost of $400.00. Remember to leave the cover on when not in use and the water will stay warm. Fireplaces: We have 2 wood burning fireplaces. We furnish wood from November to the first of May. You will have to supply the kindling and starter logs to start the fires.
Thermostats: The Chalet is equipped with central heating & air conditioning thermostats. Heat - Do not turn off during cold weather. Upon departure, set the thermostat to 60 degrees during winter months, during the summer months, set it at 80 degrees. Air Conditioning - During warm weather, do not turn thermostat below 68 degrees, 76 degrees seems to be an ideal temperature for most folks. Turning the AC down to 60 degrees or less will not speed up the cooling process. It will only freeze up an stop cooling, causing an unnecessary maintenance call. If you set the HVAC to 68 degrees and after a period of time the unit is not heating/cooling, please call us at 865-947-1447. If it is determined that the result of the service call is based on con-compliance of the above, guest will be charged for the service call. Refrigerators: Do Not adjust temperature settings. Leave the setting in the middle, otherwise, to much strain on the compressor may make the unit shut down. Also, if you load the refrigerator with large amounts of warm or room temperature items, the unit will take longer than normal to cool your items. Furnishings: Do not move furniture, tables, pool table, etc. You will be charged for any rearranging of furniture. Appliances/Amenities: The owner cannot guarantee that all appliances, hot tubs, hot water heaters, fireplaces, TV, dvd player, vcr, etc. will be in working order 100% of the time during your stay. We will thoroughly check prior to your arrival to ensure that electrical/mechanicl items are working properly. The owner will make every effort to correct any deficiencies upon or after your arrival as soon as possible. Report all maintenance issues to the owner, 865-947-1447. Non-emergency issues will be answered the following day. We will attempt to fix any problem without disturbing your privacy. Fire Extinguishers: Fire Extinguishers are provided . Please, upon arrival, get familiar with the location of the fire extinguishers and all exits from the premises. Smoke alarm batteries are changed twice a year. Pest Control: The Chalet will be treated monthly by the owner. Wasps, ladybugs, and other insects sometimes affect the rental unit. In the event of a major infestation, please call the owner 86-947-1447 and we will attempt to solve the problem. No Refunds in the event of lady bug infestations. We have a broom/dust pan and vacuum cleaner to remove lady bugs in the event of unusually warm fall/spring weather just after a cold spell. Note: Please bear in mind that the Chalet is located in the Smoky Mountains. Insects and other types of animals can be a nuisance from time to time. All attempts are made to ensure that you have an enjoyable stay in Gatlinburg. Start Up Supplies: The Chalet is equipped with housekeeping items such as soaps, trash bags, etc. We equip the Chalet with bed linens (sheets, pillowcases, 1 blanket & bedspread per bed) Note: You will have to supply your own bed linens and pillows for the couch beds, 1 bath towel per person, 1 hand towel, and 1 wash cloths for the occupancy of the unit along with a starter supply of bar soap, dish soap, paper towels and toilet paper, etc. WE Do Not provide laundry detergent. If you need more towels and wash cloths, you will have to wash them in our washer. Items Not Supplied: Items not supplied typically include charcoal, kindling and starter logs to start the fireplace, irons & ironing boards, extra blankets, cribs, laundry soap, plastic wrap, foil, coffee filters, condiments, spices or any type of food item. Winter Weather & Road Conditions During Inclement Weather: In winter, the road conditions can change quickly, please come prepared with possible chains, four wheel or all wheel drive, etc. to ensure a safe and healthy visit during the winter months. No transportation will be provided in the event of bad weather. The owner takes no responsibility for the road condition to the rental Chalet. No Refunds: No refunds will be made after you check in and take possession of the property for any reason. No Refunds will be made for breakdown or malfunctions of appliances (VCR, DVD, air conditioner, wifi, cable tv, furnace, hot tub, etc.) or acts of God. No Refunds will be made (because of weather) due to electrical power, water, cable outages, location of Chalet, presence of insects, type of roadways or driveways leading to the chalet or inclement weather. No refunds will be given for early departure or in cases of inclement weather, or for mechanical or service failure in the Chalet unless the item cannot be repaired and/or like accommodations cannot be provided within a 24 hour period. No Refunds for housekeeping issues, if it is reported after your stay. If you have a problem, please report it immediately after check-in and we'll address it immediately. Cancellation & Changes: You must cancel your reservation 90 days before your arrival date to receive a 90% refund of your deposit. Cancellations less than 90 days prior to arrival will forfeit 100% of your deposit. There is no refund for early departures, no shows, 2nd cancellations, bad weather, late arrival departures. Only the guest on the rental agreement may cancel reservations and it must be in writing. The owner cannot refund any amount of your stay for circumstances outside of our control. Such as, Acts of God, severe weather conditions, failure of public utilities, mechanical failures, wifi failures, ect. No reservations may be changed or shortened under the same rules as stated above. Any changes require a $25.00 change fee Decorations: The owner decorates for Christmas, tree etc. If you have any sentimental Christmas Tree Ornaments etc, feel free to bring them. Plumbing: Please, do not put sanitary napkins, excess paper or any thing that could stop up the water closets "commodes". This could ruin your vacation and cost the owner up to $3,000.00. You will be billed for the amount it would cost us to unstop the sewer pipes. Telephone, Internet, and Cable TV We furnish Free wireless Internet "WIFI", Free Cable TV, and Free local and long distance telephone service to any where in the United States. Lost & Found The Owner is not responsible for personal property left after your departure, if you leave something, please call and we will try to locate it for you and return it COD to you.
